The market has calmed down, but we’re still in a seller’s market.

Have things gone from a seller’s market to a buyer’s market in South Central PA? I’ve been asked that question a lot because there have been many media headlines about it, and many people don’t know what’s truly going on. The answer is that it depends on where you are in the country.

It’s very much still a seller’s market in most of the country. Here in South Central PA, it’s still a seller’s market, which means the sellers have most of the leverage and there are a couple of offers for every house available, so sellers are getting their asking price. 

In the spring of 2022, our market was a historic hot seller’s market. We saw offers coming in at $80,000 above asking price. It has softened, but not a whole lot. When a house is priced correctly, sellers are still getting their asking price or very close to it. There are still many showings and multiple offers on well-priced homes, but they’re sitting a little longer.

What does this mean for you? If you’re a seller, it means you’re still getting top dollar from your home. If you’re a buyer, it means that we have a little more inventory and not quite as much competition.
